Check-in time is 4:00 PM.  Check-out time is 11:00 AM.  While we cannot guarantee an early check-in or late check-out
request is possible we are at times able to accommodate these requests, based upon occupancy.

Since we are a very small business we do ask that those that book our private cottages or private suites respect the fact that
last minute cancellations may leave our accommodations vacant, which is detrimental to our business.  Please be
reasonably sure of your vacation plans prior to booking.

We have a strict cancellation policy.  
We require a deposit of 50% (including Maine state tax) to confirm your reservation.  You may call to make your deposit by
check, which must be received within 7 days and secured with a check. Your reservation is not confirmed until your deposit
has been successfully processed. A confirmation will be sent to the email you provide. The remainder of your balance is due
at check-in and can be paid with check or cash.

As a very small business we are greatly affected by cancelled reservations, especially during peak seasons as we block those
dates for you to secure your reservation with us.

Your deposit will be refunded less a $25.00 cancellation fee per unit if cancellation is received outside of the 14 days prior to
your arrival.

Cancellations received within 14 days of your arrival are non-refundable.  Exceptions may be made due to serious health
issues, severe weather, etc., however this does require verification and approval from The Denmark Stage Stop House.

For weather related cancellations due to severe snowstorms, cancelled flights, medical emergencies, death in the family, etc.,
we will agree to modify the dates of your reservation.  New dates are based upon availability.  For flight cancellations,
medical emergencies, death in the family we require proof of the issue.

Smoking Policy - Absolutely no smoking anywhere inside the premises are allowed.  Smoking is permitted outside,
however no smoking anywhere close to our barn that houses our horses.  Guests who disregard our smoking policy in
their units/rooms will be charged a cleaning fee of one full nights stay to allow us to "clean" it for the next guest.  Many
people have allergies to cigarette smoke and we must be respectful of everyone's needs.  Please do not leave cigarette
butts any where on the grounds, dispose of them properly.

Please only well-behaved children allowed that respect our policy that no contact with our horses is allowed.  This is for
their safety.  We want everyone to enjoy our Equestrian Estate and the antics of Hot Shot and Jag, but from a safe
distance.

While we want everyone to have fun while visiting us, no overly intoxicated and unruly guests will be allowed.  While
we have no problem, at all, with the consumption of alcohol, we must consider the comfort of all our guests.

Illegal drug use is not acceptable at any time on the property.

Please do not change any of our accounts on television services to your own while you are here.  Doing so will result in a
$25.00 charge for each account changed, whether it is our Roku, Netflix, Streaming Channels, Amazon, etc.  We
understand everyone has their libraries and preferred channels, etc., but changing our accounts is a huge inconvenience
both to us and to our future guests.  It takes considerable time to figure out 1.  that you did so 2.  to change it back to our
own, sometimes requiring we call the service to convince them that this is my service  3.  the next guest is left without
those television options until we can fix the issue you created.
NO OPEN BURNING ANYWHERE ON THIS PROPERTY.  WE DO HAVE A FIREPIT ON A CONCRETE
PATIO FOR THIS PURPOSE, AS LONG AS WE ARE ALERTED TO IT BEING USED.  YOU ARE
RESPONSIBLE FOR MAKING SURE ALL FIRE AND EMBERS ARE OUT WHENEVER YOU LEAVE THE
PIT UNSUPERVISED.  THERE IS A GARDEN HOSE ADJACENT TO FIRE PIT FOR THIS PURPOSE.  
AGAIN VIOLATING THIS POLICY IS GROUNDS TO BE REQUIRED TO VACATE.  We reserve the right to
change or adjust this policy based upon weather and insurance coverage.

NO BURNING OF CANDLES INSIDE OUR UNITS FOR YOUR PROTECTION AND OURS AS WELL AS OUR
OTHER GUESTS. Violating this rule is reason for removal without return of monies paid.
